How long are our tenancy contracts?
Our standard contract length is 52 weeks – starting on 1st July and ending on 30th June the following year.
If you are interested in a different contract length we are happy to have a discussion to see if we can find a solution to meet your needs.
Do you offer discount?
You are entitled to a discount of 50% for the first 8 weeks if you are not living in the flat during this period – find out more about this below.
Summer Rent (Non-Occupancy Period) Explained
As standard, we offer a 8 week non-occupancy period at the start of your contract. This means that for the first 8 weeks of your tenancy (from 1st July to 26th August) you pay just 50% the cost of your rent if you are not living in the flat.
If you take us up on this offer then you are only paying the equivalent of 48 weeks across your 52 week contract!
From 27th August onwards, you will then pay the full rent amount whether you have moved in or not.
Do I need to ask for the 8 week discount to be applied?
No, this is automatically applied to all student tenancies when the contract is agreed.
Do I need a new tenancy contract if I decide to move in early?
No, if you decide to move in during the first 8 weeks of the tenancy you do not need a new tenancy contract.
Once your move in date has been agreed with the Bosworth Properties team, you will recieve an email with an updated rent payment total and schedule.
The rent amounts are only increased if you are moving in during the first 8 week period, as the payment schedule on your contract assumes that you will not be present at this time (and benefiting from the 50% discount offered during this period).
When can I move into my flat?
You can move in from the start of your contact if desired – this is agreed with the Bosworth Properties team who will reach out prior to the commencement of your tenancy to agree a timeline about when you will move in.
However, moving in during the first 8 weeks invalidates your ability to benefit from our discounted summer occupancy period.
If you decide to move in part way through the first 8 weeks of your tenancy, you can still partially benefit from our discounted summer rate, but only until the date that you move in.
For example, if you moved in on 1st August, you would still qualify for a 50% discount from 1st-31st July, but this would revert to full rent once you move in.
Can I store my belongings in my new flat?
Yes, from the start of your contract you are able to leave your possesions in your new flat bedroom. This does not impact your 8 week 50% rent discount.
We do ask that personal items are clearly labelled and in 4 or fewer boxes, to ensure your possesions do get in the way of cleaning and maitenance work being undertaken.
