Finding & Reserving a Property

Yes, our different flat options mean that we have accommodation that is suitable for all types of students.
As the majority of our tenants are students, most have a 52 week (1 Year) contract to match the university year lasting from July 1st until June 30th the following year – we only charge half price summer rent in July and August you only have to pay the equivalent of 48 weeks!
However, this is not the case for all our tenants. If you are interested in a longer or shorter contract, get in touch and we can help to meet your specific needs.
If you decide you like your flat you can extend your contract after the first year, usually for the exact same price! (Be sure to confirm this as early as possible to avoid missing out!)
You simply pay a £200 advanced rent payment when completing your reservation form. This is then discounted from your first rent payment in July.
We do not take a damage deposit, the only payment we take upon booking is a £200 advanced rent payment.
If there are damage charges at the end of your tenancy, we will invoice you with the costs accordingly.
A Guarantor is essentially someone who agrees to pay your rent if you fail to pay for any reasons. For most of our tenants this is usually a parent, guardian or an older sibling. They need to sign an agreement confirming these responsibilities and would also need to be based in the UK.
If you are unable to provide a Guarantor, this is no problem, however it does mean that your rent payments will be due in slightly different increments. Please contact the Bosworth Properties team and we will be able to discuss this further with you.
Yes, all of our properties are furnished with all of the furniture and fixtures you will require. Take a look at our various Accommodation options here to see our flats
If you have your own furniture and do not wish to use ours, we may be able to arrange to remove any pieces of furniture you do not want prior to your move in date.
All of our properties, except The Angel, come with all bills included within the quoted price! Check out our Accommodation options and prices here.
If you are not a student, you will also need to pay a contribution towards the council tax.

The cost per week of each of our accommodation options is shown on our Accommodation page, but if you want to calculate what this will cost per month you can multiply the cost per week by 48 and then divide this by 12.

If you decide not to take the property and have not yet signed a tenancy agreement, depending on which property you have reserved then you would lose the £200 advanced rent payment.
If you have signed a tenancy agreement then you would have to find a suitable replacement for your flat/room and you would be responsible for any rent payments until a replacement is found.
During My Stay
Your contract will commence on 1st July. There is then an 8 week non occupancy period until 26th August (this period is discounted by 50%). You may move into your flat from 27th August. Our student tenants usually move in around September, ready for the start of the new university year. If you do wish to move in earlier, or stay in your accommodation over summer, let us know and we can arrange this for you.
On your move in day, you will visit our the Bosworth Properties office – located at 29 Millstone Lane, Leicester, LE1 5JN. Please be aware keys will only be released once all paperwork has been completed and rent payments are up to date. Keys can only be collected during office hours.
The best way to do this is to set up a standing order with your bank so that your payments are always made on time. You can usually do this pretty easily via your online banking app.
At The Mill, we have a bike store in our courtyard available for use. Millstone Lane and Marble Street are located within a minute walk of The Mill, so tenant’s of these buildings can also use the bike store.
Unfortunately none of our accommodation buildings have parking available, they all have nearby pay and display car parking.
If you need to have your car, let us know and we can advise if there is anywhere nearby you can park for free.
You are required to have appropriate student insurance, we would recommend using Endsleigh, as they specialise in student insurance.
Please be aware that in the unlikely circumstance that your flat was to get broken into and your possessions were damaged/stolen, we do not accept any responsibility outside of ensuring the building is secure to a standard level.
If you are a Student then NO – Students are exempt from council tax, you simply need to obtain an exemption certidicate from your University and provide us with this along with your student number.
If you are not a Student then YES – We will have to arrange for you to make a contribution to your council tax on top of the rent amounts quoted for our accommodation options.
You require a TV Licence to watch or record on any channel via any TV service (e.g. Sky, Virgin, Freeview, Freesat) watch live on streaming services (e.g. ITVX, All 4, YouTube, Amazon Prime Video, Now, Sky Go) use BBC iPlayer.
It will be up to you to decide if you need a license, and if you do, to purchase yourself one.

Yes, you can also leave up to 4 boxes of your possessions in your new flat over the summer period. If you are a carry forward tenant, you may leave your belognings as they are in your flat during the summer period.
Moving Out
When you move out please leave you flat in a clean and tidy state, if you leave rubbish or a mess we may have to charge you. Besides that you just need to return your keys to our lettings office (29 Millstone Lane, Leicester LE1 5JN) on or before 30th June, ensuring that they are clearly labelled.
If it is a maintenance issue (something is not working or needs fixing in your flat), then please fill in the Maintenance Request Form to let us know the details.
If you were to damage furniture or fixtures when living in one of our properties (outside of usual wear and tear), we will need to evaluate the situation and potentially charge you, but in the majority of cases we can resolve repairs at no charge to you.
